Tigra Building
The Tigra Building is a twelve year-old, 25,000 sq. feet stand-alone manufacturing facility located off US Highway 221 in West Jefferson, North Carolina. The building sits on 14.827 acres of land, which includes a green space for future expansion and a parking lot containing 50 spaces and ample room for the maneuvering of trucks. The interior of Tigra is divided into 17,000 sq. feet of industrial space and 8,000 sq. feet of office space, all of which are in excellent condition. West Jefferson is located in Ashe County, which is situated in the northwest corner of North Carolina and is highly regarded as an advantageous location for both business and quality of life.

Utilities
Tigra is equipped with public water and sewer service through the Town of West Jefferson. Telecommunication services, including high-speed internet and phone are provided through Skyline Membership Corporation. The building features gas forced air heating, air conditioning throughout, and metal halide lighting. Electric service is provided through Blue Ridge Electric, and the Tigra building is equipped with 3-phase heavy electric. Though natural gas pipeline is not currently available to the building, Frontier Natural Gas runs pipelines within a mile of the Tigra Building, and has plans to extend their provision area to include both the Tigra Building and the GE Aviation plant across the street in the coming years. A new occupant in the Tigra building would likely speed-up this extension.
